Property management
This property is managed by Timberhome on behalf of the landlord. Timberhome is responsible for screening tenants, signing lease agreements, setting rent prices, collecting rent, property maintenance, handling repair requests, resolving tenant disputes and complaints, and returning security deposits. Therefore, your primary point of contact is Timberhome, which has the authority to make decisions without needing to consult the landlord.
Timberhome manages the property professionally, though they do not own it. For any issues, contact Timberhome directly. Tiberhome use a general lease agreement and will resolve problems promptly.
The tenant agrees to receive all documents, agreements, and communications electronically at the provided email addresses.
Security deposits
Security deposit is half of the first month's rent. Once you pay the deposit, the tenancy is considered established. If you decide not to move in, the security deposit will cover the unpaid rent.
Pay rent on time
Each payment must be made on time.
Late Payments and Returned Transactions: $20.00 daily admin fee. Tenant covers any service fees for returned cheques or failed PAD transactions.
Tenant Notice Requirements for Ending Tenancy
Tenants must provide Timberhome with written notice to end their tenancy.
The notice must be given at least 2 months before the intended end date.
Failure to provide proper notice or leaving early results in:
Forfeiture of the security deposit.
Responsibility for 2 months' rent as compensation.
Guests during tenancy
Tenants may invite guests into their rental unit.
Guests do not become occupants.
Occupants cannot stay more than 14 days in a calendar year.
Written permission from Timberhome is required for anyone wishing to become an occupant.
Failure to obtain permission is a breach of the agreement.
Use of Rental Unit
Rental Unit is for private, residential, and legal use only.
No business operations or subletting without written consent from Tiberhome.
Advertising, documents, or signage are not allowed unless permitted by the Elections Act.
Tenant must maintain cleanliness and sanitary standards.
Tenant is responsible for repairing damage caused by their actions or those of permitted persons, except for reasonable wear and tear.
Failure to repair may result in a monetary order for repairs or a notice to end the tenancy.
House instructions
You must follow the house instructions and house rules to ensure respect for everyone in the house.Ensure respect for everyone in the house.
Landlord Access for Showings
Landlord may access the Rental Unit with 24 hours' written notice.
Purpose: to show the unit to prospective tenants or buyers.
Tenant must keep the unit clean and presentable for showings.
Managing Noise and Disturbances
Tenant is responsible for all occupants and guests.
No illegal activities, noise, or disturbances allowed.
Avoid loud behavior between 10:00 pm and 9:00 am.
Tenant is liable for costs if disturbances cause another tenant to leave.
Prohibitions on Vaping, Smoking, and Drug Production
No vaping, smoking, or drug production is allowed on the property or within the Rental Unit.
Parking Space Usage and Vehicle Repair Policy
Only the signatory of the parking agreement may use the parking space.
Use street parking if not the signatory.
Vehicle repairs are prohibited in parking areas, common areas, and throughout the residential property.
Utility and Payment Responsibilities
Utility accounts are kept in Tiberhome’s name.
Tenant must arrange their own internet and cable services.
Tenant is responsible for paying their share of electricity, utilities, and heating within 15 days of invoicing.
Late payments incur a $50 fee.
Damage deposits cover outstanding bills for up to 15 days after tenancy ends.
Move-Out Responsibilities and Fees
Vacate by 11:00 AM on the last day of the lease.
If the Tenant stays past the lease end,the Landlord may claim for loss or damages against the Tenant and the Tenant shall be liable for loss or damages suffered by the Landlord. The Landlord may apply for an Order of Possession or a similar order from a court or an arbitrator.
Clean all appliances.
Remove all garbage and personal furniture; unremoved items incur a $50/hour fee.
Garbage removal and dump fees will be charged to the Tenant.
Additional cleaning will be charged at $50.
The Tenant agrees to a move-out inspection at the lease end to assess property condition and compliance with requirements.
Pet Policy and Responsibilities
Obtain written permission from Tiberhome before keeping pets.
If approved, pay a pet damage deposit of ½ of the monthly rent.
Ensure the pet does not disturb others or damage the property.
The Tenant is liable for any pet-related damage and must compensate the Landlord.
Failure to correct breaches after notice may lead to termination of tenancy and claims against the Tenant.
Alterations and Equipment Changes
Obtain written consent from the Landlord before removing or repairing supplied equipment or bringing in new appliances.
Obtain written consent, including color approval, before painting, decorating, or making alterations.
Insurance Requirements
The Tenant must have insurance for personal property and third-party liability.
Provide proof of insurance to the Landlord if requested.
The Landlord is not responsible for any loss or damage to the Tenant’s possessions.
Tenant is responsible for any claims or damage from non-compliance with the Agreement, which continues after termination.
Tenant must not do anything that voids or increases the Landlord’s insurance premiums.
Tenant releases the Landlord from liability related to the Tenant’s use of the Rental Unit.
Default and Liquidated Damages
If the Tenant breaches the Agreement or vacates before the end of a fixed term, they must pay ($0000) (half a month's rent) in liquidated damages for re-renting costs.
This payment does not prevent the Landlord from claiming additional rental revenue losses.
Monthly Inspection
Timberhome will conduct inspections once a month.
Ensure the house is clean and tidy for the landlord’s walk-around.
Lost Key Policy
Each room has its own door key. If you lose your key, the cost for a replacement or duplicate key is $50 CAD.
